The housing marketplace in Butler, Clermont, Hamilton and Warren counties experienced an uptick in median pricing, while sales activity stabilized in February compared to the same period a year ago, according to the REALTOR® Alliance of Greater Cincinnati.
Home sales in February 2025 reached 1,052, a slight 1.6% decrease from the 1,069 sales recorded during the month last year. The median sales price across the four-county area reached $299,950, a 7.1% increase from the $280,065 mark posted in February 2024.
“The Greater Cincinnati housing market is coming into balance as we approach the start of the traditional home buying season,” said DaVan Gassett, President of the REALTOR® Alliance of Greater Cincinnati. “Pricing continues to see favorable growth, while sales activity is keeping pace with levels from a year ago. Equally important, we are seeing a significant uptick in inventory levels, which will provide buyers with an array of options during their home search.

Through the first two months of 2025, home sales activity in the region increased by 6.2% compared to the same period a year ago. Year-to-date home sales in 2024 reached 2,042, up from the 1,922 sales recorded during the period a year ago. The median price during the first two months of 2025 reached $285,000, a 5.6% increase from the $270,000 mark recorded during the period a year ago.
