CINCINNATI, OH — May 15 — The latest market review released by REALTOR® Alliance of Greater Cincinnati highlights a robust real estate market across Hamilton, Butler, Warren, and Clermont counties in April. The report showcases significant activity and trends that point to a healthy housing market in these regions.
Key Highlights from April 2024:
- Closed Sales: The month saw robust closed sales, totaling 1,593 across the four counties.
- Active Inventory: The active inventory was marked at 2,200 homes available for sale, ensuring a good selection for prospective buyers.
- New Listings: New listings were particularly strong, with 1,630 homes hitting the market, reflecting a 13.0% increase compared to the previous month.
- Median Sales Price: The median sales price stood at $286,000, despite a slight decrease of 3.1% from the previous month, showing a strong valuation in the local market.
- Median Sold $/SqFt: Homes sold for an average of $170 per square foot, up 1.2% from March.
- Median Days on Market: Properties continued to move quickly, spending an average of just 3 days on the market.
- List Price Received: Sellers benefitted from competitive offers, receiving an average of 100.8% of their listing price.
“The data from April indicates a vibrant local housing market, with high demand and swift sales, suggesting that this is an opportune time for sellers to enter the market,” said Tracy Dunne, president of the REALTOR® Alliance of Greater Cincinnati. “While buyers face competitive conditions, the increase in new listings provides more opportunities for those looking to purchase homes in these counties.”
The real estate community in Hamilton, Butler, Warren, and Clermont counties remains optimistic as these trends provide both challenges and opportunities for market participants.
