Members of the Realtor Alliance of Greater Cincinnati (RAGC) recently traveled to Washington, D.C., to participate in the National Association of REALTORS® (NAR) 2025 Legislative Meetings. This annual gathering brings together thousands of REALTORS® from across the country to engage in policy discussions and advocate for issues vital to the real estate profession and property owners.
During their visit, RAGC representatives met with several key lawmakers, including Senator Jon Husted and Representatives Greg Landsman (OH-1), Dave Taylor (OH-2), and Warren Davidson (OH-8). These meetings provided an opportunity to discuss pressing legislative matters affecting the real estate industry and homeowners alike.
Key Issues Discussed:
- Capital Gains Tax Reform: RAGC members advocated for reforms to the capital gains tax, emphasizing the need for policies that encourage property sales and investment. They discussed proposals such as the More Homes on the Market Act, which aims to double the capital gains tax exclusion for long-term homeowners, thereby incentivizing the sale of homes and increasing housing inventory.
- Support for the Real Estate and Housing Caucus: The delegation expressed strong support for the bipartisan Congressional Real Estate Caucus, which focuses on addressing barriers to affordable housing and promoting policies beneficial to the real estate sector. They commended the caucus for initiating vital discussions on overcoming challenges faced by first-time buyers and the broader housing market.
- Advocacy for Real Estate-Friendly Tax Policies: The group highlighted the importance of maintaining tax provisions that support the real estate industry, such as the 1031 like-kind exchange and the qualified business income deduction. They stressed that these provisions are crucial for facilitating property transactions and supporting small businesses within the real estate sector.
